The Towbes Group provides a full range of servicesto help with all phases of
development. Listed below are recently completed projects and a sampling of
active projects currently in development.
BurtonRanch (The Wye)— The Environmental Impact Report and vesting
tentative map have been approved by the City of Lompoc. Entitlement work is
progressing on the proposed property located in Lompoc, adjacent to The Bluffs
at Mesa Oaks community at Harris Grade Road and Highway 1. Approximately 100
acres of the 149-acre residential community will be developed. The proposed
project is expected to provide approximately 450 residential units, eight acres
of open space, and a three-acre passive park. The community will offer a wide
range of housing choices for the north Santa Barbara county housing
market.
Foothill Triangle— Located in Santa Barbara, this project is in the
early stages of entitlement and design of approximately 69,000 square feet for
office use for a larger health care organization. The approvals to begin
construction are expected in 2013.
Knollwood Village— Processing is completed and sales have begun on
mobile home spaces to be converted to condominium spaces, allowing owners to buy
their own lot.
Ralston Courtyards, Ventura— Construction is completed on this
108-unit apartment community located on 3.5 acres on Ralston Avenue at Cypress
Point Lane, adjacent to the Victoria Avenue major retail corridor and the
Ventura County Government Center area. The progressive urban style project is
oriented to appeal to the workforce housing needs in the City of Ventura. The
community includes a clubhouse, pool, spa and lush landscaping and incorporates
sustainable building design elements and an electric car charging station. The
project includes one and two bedroom units with quality interior amenities.
Ralston Courtyards compliments our two adjacent apartment communities, Cypress Point and Cypress Meadows
Apartments. Ralston Courtyards will continue the company program to provide

Westgate Ranch— Located in the City of Santa Maria, Westgate Ranch is
an entitled mixed-use development including single family homes, attached
residential units and neighborhood shopping center. The respective projects
include Lavigna, a 140-unit single family home project of which Phase 1 has been
completed. Phase two of Lavigna construction of 16 homes is completed and is
nearly sold out. Phase three of Lavigna of 12 new homes is in planning with
construction starting in May 2012. Siena, 211 apartment units offering a
quality, innovative design; and Heritage, which includes additional single
family homes. The Westgate Ranch community also benefits from a neighborhood
shopping center which will be composed of retail and commercial services within
walking distances of the residential projects. The Westgate Marketplace shopping
center will provide a grocery store, drugstore and in-line shops totaling
140,000 square feet. In total, Westgate Ranch will create over 114 acres of
residential and commercial opportunities for the northern Santa Barbara county.

Willow Springs Apartments– Plans are underway to expand the existing
235-unit rental community in Goleta. One hundred new units similar in design to
the existing project are well into the City of Goleta planning process with
construction anticipated in late 2012. For the most current updates join us on

Hancock Apartments– Located in Santa Maria, this site in joint venture
with a prominent local landowner is being planned for approximately 232
apartment units on 9 acres.
North Willow Springs- This new community is being planned for a 330
unit rental community. Located in Goleta the 17+ acre community surrounding a
park will provide active adult, family and work force housing.
