The Bluffs at Mesa Oaks - 77 home master-planned community located in the attractive Mesa Oaks area of Lompoc, California is now completed and sold out.
Willow Springs Apartments- Plans are underway to expand the existing 235 unit rental community in Goleta. 88 new units similar in design to the existing project will be introduced into the City of Goleta planning process upon completion of the new city General Plan, which is anticipated in late 2006/2007.
Willow Springs North - Conceptual planning is underway on the approximately 16 acre site located north of the existing Willow Springs apartment community. The Towbes Group is considering various options for the strategically located property adjacent to Los Carneros Road. Currently study of the property is concentrating on multi-family housing for the site due to significant Goleta community need for workforce housing.
Ralston Place, Ventura - Early design work is progressing through the City of Ventura for an approximate 102 unit apartment community located on 3.5 acres on Ralston Avenue at Cypress Point Lane, adjacent to the Victoria Avenue major retail corridor and the Ventura County Government Center area. The progressive urban style project is oriented to appeal to the workforce housing needs in the City of Ventura. The proposed community will include a clubhouse, pool spa and lush landscaping and incorporate sustainable building design elements. The proposed product will include one and two bedroom units with quality interior amenities. Ralston Place is anticipated to compliment our two adjacent apartment communities, Cypress Point and Cypress Meadows Apartments. Ralston Place will continue the company program to provide quality housing choices to the City of Ventura.
Burton Ranch (The Wye)- The EIR has been approved by the City of Lompoc. Entitlement work is progressing on the proposed property located in Lompoc, adjacent to The Bluffs at Mesa Oaks community at Harris Grade Road and Highway 1. Approximately 100 acres of the 149 acre residential community will be developed by The Towbes Group. The proposed project is expected to provide approximately 450 residential units, 8 acres of open space, and a 3 acre passive park. The community will offer a wide range of housing choices for the north Santa Barbara County housing market.
Westgate Ranch - Located in Santa Maria, Westgate Ranch is an entitled mixed use development including single family homes, attached residential units, a manufactured home and neighborhood shopping center. The respective projects include La Vigna, a 142 unit single family home project; Siena, 117 attached units offering an innovative tri-plex design; and Mattei's Landing, which includes over 300 manufactured home units. The Westgate Ranch community also benefits from a neighborhood shopping center which will be composed of retail and commercial services within walking distances of the residential projects. The Westgate Ranch shopping center will provide a grocery store, drug store and in-line shops totaling 140,000 square feet. In total, Westgate Ranch will create over 114 acres of residential and commercial opportunities for the Northern Santa Barbara County. Additional Active Portfolio projects include the completed addition of 8 apartment units to the Oceanwood Apartments in Lompoc, the addition of 32 apartment units to the Knollwood Meadows Apartments in Orcutt, California where approvals have been obtained and construction is expected to begin in 2006, the upgrading and addition of office space to our Riviera Park Research property in Santa Barbara and the property known as the Foothill Triangle which is in the early stage of entitlement and design for a workforce housing community.
